A maintenance contract is the same cleaning work on a schedule you do not have to remember, priced per unit and per visit: Rp120,000 from five units, Rp110,000 from ten and Rp100,000 from fifteen, against Rp125,000 one-off. Each visit covers the indoor coil, filters, fan barrel and drain pan plus the outdoor condenser, and each unit is recorded — what was done, what was replaced, what to watch next time. For owners who are not on the island, that record is the point: you can see the property was actually attended without being there.
When the work is worth doing
Contracts are worth it above roughly five units, and below that a booking every few months is cheaper and simpler — we will tell you which side of the line you are on rather than selling the contract either way. The other thing we will not do is put one interval across a whole portfolio: a beachfront villa and an inland apartment do not need the same schedule, and a single blanket cycle leaves some units cleaned too often and others blocked before their turn. We set the interval per building and adjust it once we have seen how each one actually behaves.
Contract plans
Prices are per unit per visit for standard 0.5–1 PK cleaning; other capacities and AC types follow the price list. Running 1–4 units? You do not need a contract yet — book regular cleaning at the standard Rp125K per unit.
