What this kind of venue does to an AC system
Room-rental operations run many small units rather than a few large ones, and they are usually the oldest equipment on any property we service — inherited with the building, replaced only when they stop. Small units in enclosed rooms with high tenant turnover collect dust, hair and, in long-let rooms, cigarette residue. Rooms that stand empty between tenants are the other half of the problem: a unit that has not run for weeks comes back with a dry drain trap and a smell on the first cold start.
How we schedule it
Doing twenty rooms at once is rarely possible and rarely necessary. We run these buildings on a rolling schedule — a few rooms per visit, worked around which are vacant — which spreads the cost and means no tenant loses a room for a day. Where a unit is clearly past economical repair we will say so plainly rather than quoting a repair that will not last the year. Contract rates start at five units.
